Looking for property

Well, it looks like my wife and are are back on the market for some property.  We have decided to buy some land north of the cities with an eye on building our retirement home.  The plan is to put a travel trailer on it initially, get the utilities in, and then when I retire in 10 years, building a house there and moving there permanently.  We're scouring the adds for land from Pine City up as far as Askov.  Looking for at least 10 acres with as little swamp on it as possible, hopefully heavily wooded. I'm really looking for a piece I can step out the back door, sit at the picnic table and shoot my rifles from.  Maybe put up a tree stand too.  We've got a generous tax return coming this year, so the down payment's all in order, as soon as we find what we're looking for. So maybe the next get together will be at our spot gents!

I have land in McGrath. My advice would be to drive around the area . Every year I see the for sale by owner signs posted. Get off the main roads. We’re down a off the beatenpath and have never had any real problems, trespasser every now and then and one year our door got booted in, I think they left 5$ as they felt sorry for our pathetic shack. Also check the county boards for land auctions , whatever didn’t sell at auction goes up for sale over the counter for the opening bid. Just make sure they have access.  Good luck my land was the best investment I ever made and the kids have grown up there shooting, riding wheelers and watching their fathers build stupid stuff that works some of the times

Look along Rudabaga Rd/ Pine county 32 east of askov.   Pop's cabin was out there and there as a lot of public land and no roads to the north, (and the south actually).  You could pretend to be joe pioneer to your hearts content.   Deer hunting not so good back in the 60's.

My cuz bought 40 acres two years ago  and lives up there in Pine county...lotsa deer....and b'ars. They wrecked his chicken coop and done et his chickens.

We're waiting for the weather to break, and then we'll get serious about this.  No desire to go tromping around through the snow.  We want to get going after the snow's gone, but before the trees leaf out so we can see back through the woods a bit.

There is a nice window of time when the snow is down and the ground is still frozen.  You can really get around and see everything because the grass ferns and other under story stuff is packed down from the snow.

Yes, but the time between when the snow melts and the ticks come out everywhere seems to be about 36 hours.

Yes, but if the ticks are that bad, maybe you don't want that property. 
One thing I didn't mention. If you are looking to hunt on the property, be very carefull to look at the surrounding properties as they will have a great impact on your hunting experiences.  If you see stands along the edges, it most likely will be an issue.  Is it habitat simular to the one you are looking at.  Neighbors can make owning land very nice to total hell.

I was just going to say the same. Also, try and find out what the other owns plans are for their land around you so you don't end up in the middle of a clear cut or shopping mall!

My in-laws got a letter in the mail about 2 weeks ago for tax forfeit land going up for auction in Mahnomen County because one of the parcels was adjacent to their property.  I looked at the list and there are quite a few good ones on there for someone who's looking for land.  Thing is, the sale is being held in the Mahnomen County Courthouse in about a week and you must be present to bid.  The estimated property value, along with the timber value and starting bid were listed for each parcel.  They ranged from small 20ftx50ft parcels to as large as 180 acres.  Most of the ones I looked at were in the Northern part of the county in the Island Lake area South of Lengby, Mn. which is in Polk County.  Based on the starting bids listed, if you got lucky and nobody else bid against you, there were some steals to be had.  One particular 160 acre, fully wooded lot surrounded by state land that's hard to access had an estimated value of $180K and a starting bid of $59K. 

I can't find the paper right now (I wasn't interested, hope I didn't toss it!) but if I find it I can maybe add some details on here. 

I checked the Mahnomen County website and they have a page where they list tax forfeit sales but it hasn't been updated and says that there are "no sales listed at this time".  That's not true of course, because I read the letter they mailed out last week.

If this piques your interest, it may be best to actually call them and see if they can email or fax you the information. 

One more tidbit, Mahnomen County is way behind the rest of the state in terms of technology, which might explain why they don't list the sale on their website.  They're one of maybe 3 or 4 counties in the entire state that do not have online GIS mapping so if you see properties listed and want to look them up, you need an actual Mahnomen County Plat Book.

Access can be a major issue.  Is it hard?  Or non-existent?   If they sell it to you, are you guaranteed some legal access?

you can legally petition to get a road/ right of way to get to your property. But it’s all at your expense and good luck with the neighbors after you push a road through their place

We found a spot north of Hinckley we liked  the looks of.  Pulled up to it and there were three  deer standing in the trail.  'Drove around the back side of it on the next road over and there are  two deer camps behind the property we're looking at.  The realtor says the previous owners didn't hunt this parcel, but I'm curious to get in there and see if there's tree stands on it.  Heading back up once this damned snow goes away.

We went up and walked the property last Saturday and were encouraged by what we saw.  Of course, we took a ride around the block before we left-hoping someone might be at one of the two deer camps on the back side of the land that we could maybe talk to.  Came back to the land before leaving, and there was a realtor there showing the property to someone else.

We got the call the next day-they put an offer in on it.  Oh well, snooze you lose.  We'll keep looking, and will check back on this parcel in a month or so and see if it's still for sale.
