Last fall and winter I was talking to my new neighbor regarding a land swap. The north east corner of his property was about 150 yards from my cabin.  There are about 6 acres of field and woods on the corner that he could not access without crossing his swamp or my property.  We owned 4 acres of a point that was connected to the north east corner of his land.  We also could only access this woods by crossing his land or crossing a swamp.  It only made sense that the property owners that could easily use the land owned it. I wrote up the sale and purchase document and sent them to a the closer.  Today we exchanged money and signed all the required documents so in effect, I now have 10 more acres of land.

Sometimes a picture is worth many words.  I bought the piece outlined in "red" the neighbor owns the land in white.

Basically we swapped the rectangle piece on the left with the odd shaped piece on the left.
The little white dot on the left end of the big field is my cabin.

Interesting that he went with taking the little swamp in the point of the triangle and didn't say, just run the line straight over and wanted a bit of the wood edge?

Are you both splitting the cost to have it officially resurveyed?  Sure hate to have your kids and his kids fighting about it years from now when no one remembers what the two old guys agreed on!  :confused:

Do you have an Easement right down the middle of his land to get to yours on the green trail line?

Yes, he wanted a bit of the wood edge but I told him the object is to make the property lines in the swamp so we are not in the same woods.  Yes, we split the cost of the survey as the county requires a survey if the parcel split off or remaining is less than 40 acres.  yes, I have an easement right down the middle of his property.  He doesn't like it so we are working on that issue and should be resolved soon, I hope.  Short story is he's paying to improve the easement access from the west if I don't go through his property.
Who got the better deal?  I don't know yet but I'm happy because now I will never see anyone from my cabin.  He's happy because he got a nice point with big bucks. (At least that's what I told him)

Nice try.  They just named the "private road" a year ago.  It's a long story but they said the emergency responders and fire trucks needed a better description on how to get there.  Good Luck with that.  It's 2.5 miles and three gates off a tar road.  If the place caught fire it would be lucky if there were enough coals to cook a hotdog by the time they got there.  If there is a medical emergency, we better be prepared to throw the person in the back of a pickup and head out.

Do you have a picture that shows your whole land without giving up it's location? It would be interesting to see the lay of it all.  :happy1:

Like how you updated the new lines already!  Lol.  Are the blue lines on the far left roads? If so could you cut in a road and get out of your neighbors hair in case things ever went south?
